It principally focuses on the requirements for a Self-Contained Appraisal Report, but the methods and techniques explained can be applied to writing a Summary Appraisal Report or to a Restricted Use Appraisal Report.

An appraisal report is both the final step and a critical element in the appraisal process, one that can successfully (or unsuccessfully) communicate your findings to a client. In this course your instructor will introduce some of the techniques and procedures associated with writing a proper appraisal report, as well as guide you through the various reporting options available, including narrative-type reports. From graphic analysis to measures of dispersion, this course covers a range of topics relating to statistical analysis, mathematical modeling, and the principles of real estate finance as they apply to the appraisal profession. While your instructor will cover skills applicable for both residential and income producing properties, the primary focus of this course is on residential appraisals. In addition to a demonstration of mathematical and valuation modeling, automated valuation models (AVMs), and linear and multiple regression analysis, you will briefly review the role of the Federal Reserve System and the history of financing in the United States.

Dan Bradley

Dan holds a Bachelor of Science degree in Communications from Clarion University, and has been active in appraising since 1987. He has been instructing and authoring real estate appraisal courses since 1992. He is a state certified general appraiser, holds an SRA designation from the Appraisal Institute, a GAA designation from NAR Appraisal Section, and is on the VA panel and FHA roster.

In 2004, Dan was appointed by Governor Edward G. Rendell to serve on the Pennsylvania State Board of Certified Real Estate Appraisers.
