This course provides an in-depth look at developing a Cost Approach for commercial appraisals. The six methods of site valuation are illustrated and explained. Illustrations and examples are offered of the three methods of cost estimation: Comparative Unit, Unit-in-Place, and Quantity Survey Methods. Detailed cost workups will be studied using Illustrations from the Marshall & Swift Valuation Service. Then, the three methods of estimating depreciation (Age-Life, Market Extraction, and Breakdown Methods) will be examined in detail.

Dan Bradley


Dan holds a Bachelor of Science degree in Communications from Clarion University, and has been active in appraising since 1987. He has been instructing and authoring real estate appraisal courses since 1992. He is a state certified general appraiser, holds an SRA designation from the Appraisal Institute, a GAA designation from NAR Appraisal Section, and is on the VA panel and FHA roster.

In 2004, Dan was appointed by Governor Edward G. Rendell to serve on the Pennsylvania State Board of Certified Real Estate Appraisers.
