This class helped to update me on the many changes to the industry since I was activly appraising. I would recommend it to anyone who wants to know where we are in this field at this time and how we got there in addition to those who want to get into this profession.

The course continually forced me back several pages and even chapters at time forcing me to go into review mode. This was not like the USPAP courses that require mastery, but was a bug that would not let me advance in the course. It took me 3 frustrating days of having to close out the entire web browser and re-log in to continue the course. Please fix this course!

Rated 4 out of 5 by from This is a solid course. I disagree with many of the opinions offered by the instructor. One brief example: the instructor suggests that a comparison between a 3-bed, 2,300 sf home, and a 4-bed, 2,900 sf home, does not warrant a room count adjustment -- because the adjustment for GLA will suffice. That's one way of looking at it! Another would be to note that GLA and room count adjustments are collinear, and should be modeled simultaneously. Imagine what the instructor would do faced with a comparison grid with varying sizes and room counts... Also, the instruction regarding ADU and view amenity adjustments assumed that all of the ADUs and view amenities were identical, which is not realistic. I think students would have been well served by examples using varying qualities of both ADUs and view amenities, which appraisers encounter in practice. This course could easily have been written 40 years ago. The world has changed -- especially for ADUs.
