I do a lot of appraising for a certain Lender and for Tribal Housing of dwellings on tribal trust land. There must be other appraisers who provide this service also. It would be good to have some guidance. I have done it for a lot of years and have learned under "trial by fire". but I would love to take a class specifically addressing the issues faced in that type of an appraisal. Thank you. Rated 4 out of 5 by from I do have concerns regarding a couple of questions in this course. The test questions lead the student to believe FHA does not require adjustments for concessions. Previous handbooks were very clear that adjustments for concessions were required. 4000.1 seems to have taken a softened approach but still requires adjustments if the sales price is affected. I have heard many justifications and reasons over the years from realtors and even some other appraisers as to why a sales concession would be given in an arms length transaction that does not affect the sales price, but never one that is reliable or logical. Also the course makes the statement that HUD certification label number due not need to be sequential. Please confirm if this is correct as the sequential numbering is required as evidence that the sections of the dwelling belong together. For the numbers to not be sequential the sections of the dwelling would not be matching units. I do not believe FHA will finance those properties. I am not requesting a supervisor call me regarding these concerns, but would be happy to discuss if preferred. Thank you.

I noticed that you have identified the USPAP update for Non Residential appraisers as a mandatory class. I have recently taken the USPAP National Update course. Is the USPAP update course for Non Residential appraisers required for commercial idaho CGA
