This course offers an in-depth exploration of the new dynamic Uniform Residential Appraisal Report (URAR) applicable to all residential property types. Students will learn the requirements of the new URAR, which is designed to support more thorough appraisal analysis and reporting, ensuring they are well-equipped to adopt and implement these advancements in their professional practice. By the end of this course, students will gain a deep understanding of the dynamic URAR and expectations for completing the report. 

Course Objectives
Upon completion of this course, participants will be able to: 
•    Examine enhanced features and functionality of the new dynamic URAR and expanded UAD
•    Learn how to use the UAD appendices 
•    Describe the assignment reason, and property valuation method, the parties involved, and the scope of the inspection
•    Determine the property type based on the characteristics of the property  
•    Learn how to account for site characteristics and their impact on property value
•    Understand how to document disaster mitigation features in the new URAR
•    Learn how to disclose energy efficient and green features in properties 
•    Gain proficiency in documenting exterior quality, condition, and features 
•    Understand the reporting requirements for appraising manufactured homes
•    Acquire proficiency in documenting interior quality, condition, and features for each unit.
•    Obtain skills to report outbuildings, vehicle storage, and subject property amenities  
•    Learn to communicate project-specific information within the new URAR
•    Understand how to summarize the highest and best use analysis within the appraisal report
•    Gain skills in reporting on market conditions affecting the subject property   
•    Learn the new UAD reporting requirements for documenting the listing history, sales contract, and prior sales and transfer history
•    Gain proficiency in using the dynamic sales grid to summarize the supporting evidence for the sales comparison approach
•    Learn how to report and analyze factors that influence rent and generate other income for the subject property and its rental comparables
•    Review the expanded Cost Approach section and learn how to summarize the opinion of site value, building costs, depreciation, and site improvements  
•    Understand the importance of documenting revision history and how to do it within the new reporting format
