Based on Advisory Opinion 11 of USPAP, the “Dirty Dozen” covers the twelve elements that must be included in an Appraisal Report and a Restricted Appraisal Report. As the primary means of communicating the critical aspects of the appraisal process (including assignment results) to the client and other intended users, developing an understanding of these content requirements is invaluable to the appraiser-client relationship. Your instructor will provide you with detailed information on the appraisal process as well as the various elements of the two USPAP reporting options.

Additionally, your instructor will also cover the reporting basics applicable to real property appraisal reports.

  • The role of reporting forms in real property appraising
  • The appraiser’s basic obligations when reporting an appraisal
