Overall this course was probably good a long time ago but doesn't really match how assisted living facilities get appraised currently, and it has zero concern for any current trends in assisted living appraisal, just super old and currently irrelevant stuff. For example, quizzing about how far apart rest areas "should" be placed in the design of an ALF is just laughable, and absolutely nobody derives a cap rate by dividing the profit margin by an EGIM. Yes, the math works, but it's irrelevant. How about content regarding considerations when valuing not-for-profits, commonly used techniques to separate intangible asset value, Medicaid rate considerations, rent roll analysis, care fee structural differences, etc. This course needs to be totally updated or just rewritten from scratch.
