For many appraisers, measuring one- to four-unit dwellings is something they learned from their supervisor many years ago. However, a lack of uniform standards for measurement and calculation has resulted in measurement inconsistencies within the profession. This course will cover best practices for measuring residential dwellings and will focus heavily on the ANSI Z765-2021 Standard, which is the only national standard for measuring properties adopted by state appraisal regulatory agencies. The course also addresses Fannie Mae and Freddie Mac guidelines, as well as measuring 2-4 unit properties, which are not covered by ANSI.

Beginning in March 2022, desktop appraisals will be available for some mortgage loans. This course has been updated with Fannie Mae’s and Freddie Mac’s guidelines on how to complete the 1004 desktop/70D appraisal form. Complying with USPAP, mitigating risk, understanding the intended use, identifying the relevant characteristics, and verifying data from secondary sources, are just some of the considerations that are examined in this course. Assessment appeals are the mechanism that property owners use to dispute their assessment with their local taxing jurisdiction(s). There are a variety of procedures for appealing tax assessments, and it may require hiring a professional appraiser. Assessed value appeals are handled on various levels and an appraiser can be engaged by a variety of clients (taxpayers, agents for the taxpayer, legal and financial advisors, hearing boards, assessment review boards, etc.). Assessment appeal work provides a great opportunity to diversify your appraisal practice.
This course has been designed to be applicable to practicing appraisers nationwide and does not address all of the specific local jurisdictional laws and regulations, which tend to vary greatly. There are two aspects of an assessment appeal: matters of valuation or fact, such as the amount of an assessment, and matters of law, such as the interpretation of statutes. This course addresses matters of valuation of real property.

This course has been designed to be applicable to practicing appraisers nationwide and does not address all of the specific local jurisdictional laws and regulations, which tend to vary greatly. There are two aspects of an assessment appeal: matters of valuation or fact, such as the amount of an assessment, and matters of law, such as the interpretation of statutes. Beginning in March 2022, desktop appraisals will be available for some mortgage loans. This course has been updated with Fannie Mae’s and Freddie Mac’s guidelines on how to complete the 1004 desktop/70D appraisal form. Complying with USPAP, mitigating risk, understanding the intended use, identifying the relevant characteristics, and verifying data from secondary sources, are just some of the considerations that are examined in this course. Fannie Mae and Freddie Mac issue guidelines and requirements for appraisers and appraisals. There are subtle yet critical differences between Fannie Mae and Freddie Mac’s appraisal requirements. This course explains the appraisal requirements and guidelines of both and highlights the fundamental differences between Fannie Mae and Freddie Mac’s appraisal requirements. This course contains discussion questions which will address some of the more commonly misunderstood notions of the GSE appraisal requirements. Additionally, the course has a high-level overview of the lender’s responsibilities and requirements regarding appraisals.
Upon completion of this course, participants will be able to:
• Explain the main appraisal considerations required for a lender to determine if an appraisal report is acceptable.
• Select the proper standardized appraisal form and know the basic UAD protocols for the property type and appraisal assignment.
• Summarize the more common Fannie and Freddie appraisal requirements and apply in real-life appraisal situations.
• Write an appraisal report that contains the expected commentary and support to meet Fannie or Freddie’s minimum appraisal requirements

This course addresses the numerous factors that an appraiser should consider when it comes to accepting and completing hybrid, bifurcated , and desktop appraisal assignments. Beginning in March 2022, desktop appraisals will be available for some mortgage loans. This course has been updated with Fannie Mae’s and Freddie Mac’s guidelines on how to complete the 1004 desktop/70D appraisal form. Complying with USPAP, mitigating risk, understanding the intended use, identifying the relevant characteristics, and verifying data from secondary sources, are just some of the considerations that are examined in this course. In addition, practical application examples and illustrations are plentiful in this course.

For many appraisers, measuring one- to four-unit dwellings is something they learned from their supervisor many years ago. However, a lack of uniform standards for measurement and calculation has resulted in measurement inconsistencies within the profession. This course will cover best practices for measuring residential dwellings and will focus heavily on the ANSI Z765-2021 Standard, which is the only national standard for measuring properties adopted by state appraisal regulatory agencies. Assessment appeals are the mechanism that property owners use to dispute their assessment with their local taxing jurisdiction(s). There are a variety of procedures for appealing tax assessments, and it may require hiring a professional appraiser. Assessed value appeals are handled on various levels and an appraiser can be engaged by a variety of clients (taxpayers, agents for the taxpayer, legal and financial advisors, hearing boards, assessment review boards, etc.). Assessment appeal work provides a great opportunity to diversify your appraisal practice.
This course has been designed to be applicable to practicing appraisers nationwide and does not address all of the specific local jurisdictional laws and regulations, which tend to vary greatly. There are two aspects of an assessment appeal: matters of valuation or fact, such as the amount of an assessment, and matters of law, such as the interpretation of statutes. This course addresses matters of valuation of real property.

At the conclusion of this course, participants will be able to:

This course explains the appraisal requirements and guidelines of both and highlights the fundamental differences between Fannie Mae and Freddie Mac’s appraisal requirements. This course contains discussion questions which will address some of the more commonly misunderstood notions of the GSE appraisal requirements. Additionally, the course has a high-level overview of the lender’s responsibilities and requirements regarding appraisals.
