Due to this course having heavy material and screen after screen of just text, it needs some video commentary or some other type of engagement to help keep students interested. As a result, I found it painful to complete the chapters and finish the course.

Rated 4 out of 5 by from The course failed to discuss how one would accurately estimate lease-up costs, tenant improvements, and concessions in an analysis where such costs should be deducted. I find that these costs are typically negotiated behind close doors and the amounts received depends on the quality of the tenant, the condition of the space being leased, and tends not to be based on market. I have seen lease-up costs range between as little as $10/sf to $110/sf within the same building and free rent for 2 months to 2 years! How do you reconcile this in your analysis. When I ask appraisers how they estimated these costs, the response is something along the line of "its based on my experience" which does not work for me. Looks like pure guess work to me.
