Steps to becoming an appraiser in the Puerto Rico

STEP 1: Find a supervisor/mentor to work with to log your experience hours. (Suggestions for finding a supervisor/mentor) To gain your required experience hours you must train under an appraiser that meets all the following requirements:

  • Be certified as a general or residential appraiser for a minimum of 3 years..
  • Be in good standing for the 3 years immediately preceding their supervisor registration
  • Have no more than 3 trainees with less than 1 year experience
  • Have successfully completed a 4-hour Supervisory/Trainee course

STEP 2: Successfully complete 75 hours of qualifying education courses  approved by the Board. Successful completion requires passing the course final examinations for each course with a proctor. Proctoring requirement only applies to qualifying education and does not include the Supervisory course. (Course Online Proctoring Policy and Requirements)

  1. Basic Appraisal Principles – 30 hours
  2. Basic Appraisal Procedures – 30-hours
  3. National USPAP Course or Equivalent – 15 hours
  4. Laws and Regulations – 7 hours (valid for 4 years)

STEP 3: Submit the Application and fee to PR DOS which includes:

  1. Forms (Application) (Instruction Manual for online system)
  2. Fees (Fee on application)
  3. Education – completion certificates and/or official college transcripts
  4. Experience (Experience Log)

STEP 4: Fingerprint and background check is required by AQB. Original Criminal Record Certificate issued by the Police of Puerto Rico with no more than six (6) months of issued. Next steps after getting or upgrading your Puerto Rico appraiser license

All Puerto Rico appraiser licenses must be renewed every four years from the date of issuance .  Renewal applications must be submitted no less than ninety (90) days prior to the expiration date.

Renewal Process

Education Requirements

  • Puerto Rico Appraisers are required to complete 56 continuing education hours every 4 years (48 months).
  • This includes 2 cycles of the Seven (7) hours of National USPAP Update or Equivalent must be taken every two years (14 hours total).
  • This also includes the 7-hour Laws and Regulations course taken within the license cycle.
  • The remainder of continuing education hours (35 hours) are elective courses.

Renewal FEE: $180.00

Renewal Requirements:

  • Upload to the portal a recent digital photo (less than six months after being taken) 2 × 2 size (passport type) scanned in color with a solid background (eg light blue or gray) in .jpeg, .jpg or .png format. PDF format is NOT accepted . The photo can be taken by the applicant with their electronic device and uploaded to the portal in the space provided. Photos with a white background, wearing glasses and caps will not be accepted.
  • Upload to the portal a copy of your current General Certification.
  • Upload to the portal the Diploma of the current Laws and Regulations course (no more than four (4) years). The documents must be uploaded in a single file ( PDF ).
  • Upload evidence of the two (2) USPAP “Update” 7hr courses taken within the license cycle. The documents must be uploaded in a single file ( PDF ).
  • Upload evidence of the remaining 35 hours of continuing education. Continuing education certificates must be submitted in a single file ( PDF ).
  • Upload to the portal a recent digital copy of the Negative Certification or Payment Compliance for the Support of Minors of the place, city, country, or state of residence. It must not be more than 90 days old. If you are a legal resident of Puerto Rico, click HERE to request a certificate.
  • Upload to the portal a Digital Copy of the Negative Criminal Record Certificate of the place, city, country, or state of residence. If you are a legal resident of Puerto Rico, then click HERE to request a certificate. This certificate is valid for 30 days.
  • Make payment with PayPal or Visa, MasterCard, Discover in the amount of two hundred and sixty dollars ($ 260.00).
  • If you submit your renewal late (expired license), you must submit a sworn statement. Please click HERE for document.

Steps to upgrade your appraiser license in Puerto Rico

STEP 1: Hold a valid appriasal license and successfully complete the additional required qualifying education courses (see course requirements below by license level). Successful completion of qualifying education courses requires passing the course final examination for each course with a proctor. (Course Online Proctoring Policy and Requirements)

STEP 2: Complete and document all required experience hours for your upgrade level.

  • Licensed Residential Appraiser – Provide 2,000 hours of acceptable and verifiable appraisal experience acquired over a minimum of 12 months.
  • Certified Residential Appraiser – Provide 2,500 hours of acceptable and verifiable appraisal experience acquired over a minimum of 24 months.
  • Certified General Appraiser – Provide 3,000 hours of acceptable and verifiable appraisal experience acquired over a minimum of 30 months of which a minimum of 1,500 hours must be non-residential real property appraisal experience

STEP 3: Complete courses and maintain copies of transcripts for all college level requirements.

  • Certified Residential Appraiser – (See table at top of page or view requirements HERE)
  • Certified General Appraiser – You must have a Bachelor’s degree or higher.

STEP 4: Submit the Application package which includes:

STEP 5: Examination Process Must pass the national examination approved by AQB and PR DOS. Puerto Rico national exam provider is PearsonVUE.
