How to upgrade your appraisal license

Depending on your state and the appraisal license level you wish to attain, the exact steps to upgrading will vary slightly. However, these are the general guidelines you'll need to follow to meet the Appraisal Qualifications Board (AQB) criteria. Note that state appraiser regulatory agencies may set requirements that are greater, or more stringent than AQB criteria. Be sure to check your state's specific licensing requirements to know exactly what you need to do.


Step 1

Work for a minimum period of 30 months as an appraiser


Step 2

Accumulate 2,000-3,000 experience hours, pending which level you are working towards


Step 3

Meet the education requirements for a college degree and the number of AQB-approved education hours needed


Step 4

Pass the state exam

The chapters related to environmental contamination contain a lot of helpful information. When I asked supervising appraisers how to consider environmental risk, the standard answer was, "Appraisers are not experts in this area, and that will be stated in the report." The course challenges you to think about what you are doing.
