Designed to comply with the 2008 Real Property Appraiser Qualification Criteria established by the Appraiser Qualifications Board, this course is structured around four specialized areas of appraisal practice: complex property appraisal, market analysis, challenges in the sales comparison approach, and highest and best use analysis. Beginning with a thorough explanation of complex properties, the course goes on to review the COMPETENCY RULE and the SCOPE OF WORK RULE aspects of USPAP, as well as the valuation process and reporting process for complex properties.

Fifteen advanced case studies throughout the course illustrate the practical application of the discussed principles. In addition to the end-of-chapter quizzes and final exam, this course contains mini-quizzes that will test the knowledge of the material throughout each chapter. The mini-quizzes will help prepare you for both the end-of-chapter quiz and the cumulative final exam at the end of the course. There is a required one-hour proctored exam at the end that must be taken in a monitored setting.

Rated 5 out of 5 by from I really enjoyed this course because it is different than all of the other ones. Other courses mention atypical or unusual properties but then they avoid going into further detail because the course isn’t focusing on that. So to finally take a course that addresses complex properties and situations was fascinating.

Rated 5 out of 5 by from I am typically an in-class type learner and not online, but when it comes to these courses, I have a lot of success. I have taken online courses where I learn almost nothing, but these courses cover the topics that us appraisers typically experience and are able to break it down in terms that I can easily retain. As usual, I come out with more knowledge than when I went in.
