In this course we will examine the various sections of the Uniform Residential Appraisal Report (URAR) and describe how an appraisal is expected to be communicated on this form. This course provides line-by-line details and includes real-world examples to provide context to each section of the form. As this course is detailed and comprehensive, we split the course into two parts—Part I: Understanding the Uniform Residential Appraisal Report and Part II: Understanding the Uniform Appraisal Report. It is highly recommended that students take both courses to fully understand the URAR—the most frequently used appraisal report form for residential lending. Part I focuses on page 1 of the URAR form, which mainly spotlights the subject property itself and its neighborhood.
