Perhaps one of the most challenging situations a residential appraiser can encounter in their daily practice is one of a subject property that has an accessory dwelling unit (ADU). Whether it is called a guesthouse, an in-law’s quarters, a casita, or something else, there are many questions that need to be answered in order to figure out how best consider it in an appraisal. This webinar covers the most common questions that appraisers ask regarding ADUs including: What exactly is an ADU? How do you value an ADU and what do you do if the ADU is an illegal unit? We’ll define ADUs and explain how to apply a Highest and Best Use analysis in order to determine whether your unit qualifies as an ADU or not.
