It's incredibly important to you and other licensees to thoroughly investigate any real or potential property defects to best protect your clients on your own, as well as by suggesting to your clients that they hire experienced third-party inspectors. You and your selling clients should provide detailed written disclosures to your clients that can help them make informed decisions about whether to complete the purchase or not. These written disclosures and any subsequent amendments that are provided in a timely manner will reduce risks for your clients, you, and your employing broker.
