This course will highlight important cultural features and distinctions, as well as relevant communication skills and acceptable behaviors for the agent. We will review the protected classes under both Federal Fair Housing Laws as well as those included in the REALTOR® Code of Ethics. You will learn about possible Fair Housing violations and how to implement effective strategies to avoid committing them.
In discussing the violations of the Fair Housing Laws, it is important to note that the purpose of the law is to eliminate all unlawful discrimination. You will learn about the protected classes so that you can avoid discriminating against them. We will review in detail the specific practices that should be avoided so that you can remain in compliance with the law.
For many from abroad, the dream of owning a home or property in the USA is still a coveted desire. You will learn about changes in the American economy that make investing in property an attractive opportunity for people from other countries. While the agent's role has evolved into being a consultant with any real estate consumer, this has become amplified with the multi-cultural consumer.
Some features of culture are technical (visible or taught), formal (deeper, partly visible, learned by trial and error), and informal (invisible and automatic). Through this course, you will find tips on how to deal with these aspects. You will learn about cultural differences in communication and how to interpret non-verbal signals. You will also learn about cultural diversity and how you can help your clients feel more comfortable.
In determining how persons from different cultures can communicate effectively, the most important aspect is when people from different cultures can make adjustments in their behaviors with each other. That's why we'll teach you about the differences between high context and low context cultures. We'll also review a number of body language signals that you should be aware of. By the end of the course, you will know what behaviors can help in your communications with other cultures and which behaviors to avoid.
Fair Housing Laws exist not just for the protection of other cultures but to ensure equal housing rights for everyone. You need to understand the laws concerning Fair Housing in order to do the right thing as a person and as a real estate agent. You have daily contact with buyers, sellers, landlords, tenants, and other agents who may inadvertently, or sometimes blatantly, violate the law. You need to act properly, bring violations to the attention of others, and protect yourself from liability.
We will cover the history behind Fair Housing, beginning with a look at the formative years of the country and how the attitude towards African Americans and slavery changed with the Civil Rights Acts of the 1860s and 1960s. We will also review additional laws that you need to be aware of so that you can provide fair and unbiased service to all consumers.
Laws to protect against handicap discrimination were added to the Fair Housing Act in 1988. We will define familial status and provide numerous examples of what would be considered violations of the Fair Housing Act. We will also take a look at what needs to be done in order to be in compliance with the handicap requirements of the Fair Housing Act.
The goal of equal opportunity in housing laws is to eliminate unlawful housing discrimination, promote economic opportunity, and achieve diverse, inclusive communities. Every person who wants to purchase or rent residential real property hopes that he or she will be treated ethically and fairly during that transaction. We will discuss how real estate professionals who judge consumers and inappropriately limit their choices are guilty of discrimination. You will also learn what is considered discrimination and some of the common practices to avoid so you can remain in compliance with the Fair Housing Laws.

During this course we will learn about the duties of a Pennsylvania real estate licensee, with regard to The Real Estate Licensing and Registration Act (RELRA), the nature of written and non-written agreements, and the scope of agency disclosure. We will also discuss the features and benefits of real estate advertising, as well as issues surrounding escrow, including duties of a licensee, the requirements for security deposits, deadlines, and types of misuse. You will come to understand the role of the Commission regarding violations and disciplinary actions, along with associated penalties and the steps involved in disciplinary proceedings.
We will discuss closing costs, Closing Disclosures, and contracts, including the elements of a valid contract and the Commission’s rules for sales agreements. We will learn about encumbrances, including the differences between easements, restrictions, and judgments. You will learn about zoning and the aspects of non-conforming uses, variances, and conditional use permits.
Describe the roles, duties, and responsibilities of a buyer's agent, seller's agents and dual agents as well as designated agents and transaction licensee, including how converting from one agency to another occurs. The issues surrounding environmental concerns, including testing, seller disclosures, and consequences of non-disclosure will be addressed.
Finally, we will learn about aspects of quality of life regarding the decision to purchase a property, including safety, consumer awareness, government laws and resources, inspections, and the role of the licensee.
