2020 Mandatory: Fair Housing & Cultural Diversity
In this course, we will discuss how Fair Housing Laws ensure the protection of equal housing rights. You need to understand the laws concerning Fair Housing in order to do the right thing as a person and as a real estate agent. We will cover the history behind Fair Housing with a look at the formative years of the country and how the attitude towards African Americans and slavery changed with the Civil Rights Acts of the 1860s and 1960s. We will also review additional laws that you need to be aware of so that you can provide fair and unbiased service to consumers.
To discriminate simply means to distinguish among the available choices. Real estate professionals who judge consumers and inappropriately limit their choices are guilty of discrimination. You will learn what is considered discrimination and some of the common practices to avoid so you can remain in compliance with the Fair Housing Laws. We will also take a look at what needs to be done in order to be in compliance with the handicap requirements of the Fair Housing Act.
As a real estate agent, not only must you avoid discriminatory behavior, but you must also be culturally sensitive. Because culture can have an influence on how people think and act, it is important to be professional, conscientious, courteous, and respectful, not just to your customers and clients, but also your co-workers and other real estate professionals that you do business with.
The three most important objectives of this course are to:
1. Lay the foundation for what we should already know about federally protected classes, as well as Louisiana State and Federal Laws pertaining to Fair Housing
2. Deeply dive into two very often misunderstood Fair Housing concepts – disparate impact and emotional support and service animals, and how these laws affect property management in real estate
3. Learn about cultural diversity and bias in real estate as it pertains to truly learning to be real estate professionals in every aspect of our professional lives, including learning and implementing the National Association of REALTORS® Equal Professional Services Model
