Welcome and thank you for joining us for this new course on ever-changing guidelines for zoning, legal, asset, and demographic trends in the state of Oregon. Each year, Oregon continues to grow in population size partly due to the beauty, numerous outdoor activities, and numerous employment opportunities. As a result, zoning and usage regulations have changed right alongside the increasing population numbers. One of the main changes to zoning laws for Oregon and many other states is directly related to more high-density regions that allow the building of two-unit (duplex), three-unit (triplex), and four-unit (fourplex/quadplex) properties on lots once zoned as one-unit (single-family homes) only. Other times, a property owner will have the option to downzone in their neighborhood by converting a multi-unit or multi-family property into a single-family property. You’ll also learn how to find unclaimed assets for your clients or yourself that are currently held by the state up until they are reclaimed by their rightful owner. Finally, you’ll read about what is allowed or disallowed for tenants and landlords in short-term and long-term lease contracts.

In this course, you can start down the road to understanding commercial real estate, also referred to as investment real estate.
