How to Renew Your Tennessee Appraisal License
Follow these steps to renew your Tennessee appraisal license. The following information is based on the minimum requirements set forth by the Tennessee Real Estate Appraiser Commission.
Step 1: Know Your Renewal Deadlines
In Tennessee, real estate appraisers must renew their license every 2 years. Please check the expiration date printed on your license.
To maintain active status, be sure to complete your CE and apply for renewal at least 30 days prior to expiration and before the first of the month of your license expiration date. You may renew up to 120 days prior to expiration.
Step 2: Complete CE Requirements
All Tennessee real estate appraisers, including Trainees, must complete 28 hours of state-approved continuing education every 2 years, including:
- 7-Hour National USPAP Update Course
- Valuation Bias & Fair Housing CE Course
- State-approved CE course electives
Please note: You may not repeat equivalent courses (same title or similar content) within 5 years of each other, with the exception of the National USPAP course and the Valuation Bias/Fair Housing course, which must be taken every 2 years.
Attention Registered Trainees: The 15-hour USPAP course is not approved for continuing education and cannot be used to substitute the 7-hour course.
Step 3: Apply for Renewal
Apply for license renewal using the Tennessee Department of Commerce and Insurance’s online licensing portal. You will need to pay a renewal fee and provide CE course completion certificates.
Important: Verify all CE requirements with the Tennessee Real Estate Appraiser Commission. If you hold appraisal licenses in more than one state, please be sure to check each state’s requirements.
Tennessee License Renewal (28 hours) – State CE Requirements

Tennessee Appraisers are required to complete 28 continuing education hours every 24 months. Of the 28 hours, 7 must be the National USPAP Update or Equivalent.

To comply with the 2026 Criteria appraisers will be required to complete a course that meets the content requirements of the Valuation Bias & Fair Housing Laws and Regulations Outline, every two calendar years.
- The first time an appraiser completes the continuing education requirement for this course, the course length must be seven (7) hours. If an appraiser successfully completed a seven (7) hour (plus 1 hour exam) course as part of their qualifying education, they have met this requirement.
- Every two calendar years thereafter, the course length must be at least four (4) hours
Online Limitations
All continuing education may be completed through distance education.
Equivalent courses (same title or similar content) may not be repeated within 5 years of each other, with the exception of USPAP, which must be taken every 2 years.
