This 5-hour continuing education course prepares real estate appraisers with efficient data strategies for residential property observations under the new UAD 3.6 and dynamic URAR format. Through practical examples focused on single-family homes, appraisers will learn how to streamline their property observation process while ensuring all required data elements are captured.

The course combines observation and data collection requirements with practical application, focusing on real-world scenarios appraisers encounter during property inspections. Through illustrations, images, and professional tips, appraisers will develop systematic approaches for pre-inspection planning, data research, reminder checklists, communication with the property owner, and on-site observations that align with the new reporting requirements.

The course combines proven workflow techniques to help appraisers reduce revision requests while maintaining USPAP and GSE compliance. Participants will receive information on how to access Appendix F-1, as well as property observation methods and documentation approaches relevant to single-family residential properties.   

Course access is available for 6 months from the day it is opened. All courses, regardless of whether they have been opened, expire two years from the date of purchase. Extensions are available for purchase within 30 days of a course expiring. No extensions will be granted after this period.
