How to become an appraiser in Iowa

To launch a real estate appraisal career in Iowa, the first thing you’ll need to do is become an Associate Appraiser (sometimes called a Trainee). With this designation, you’ll be able to appraise properties under the mentorship of a Certified Supervisory Appraiser. You will learn how to evaluate properties, conduct market research, identify relevant comparable sales, and produce appraisal reports. As an Associate, you can earn income while also gaining the appraisal experience you need to become a Certified Residential or Certified General Appraiser in the state of Iowa.

Follow these steps to become an Associate Appraiser in Iowa:

Step 1: Complete 79 hours of required Iowa appraiser education. Each course you take provides you with a solid foundation of appraisal basics and USPAP standards, which are essential for maintaining appraisal standards. You’ll find the course breakdown below. 

Step 2: Find a Certified Residential or Certified General Appraiser who will act as your Supervisory Appraiser and oversee your on-the-job training. (Note: You will both need to take the Supervisor/Trainee Appraiser Course for Iowa.)  

Here’s what your supervisor will help you with during your time together: 

  • Training: Teaching you appraisal techniques and methodologies. 
  • Guidance: Offering advice on complex appraisal tasks and situations. 
  • Review: Checking your work for accuracy and compliance with standards. 
  • Experience: Providing opportunities to gain the necessary experience hours required for licensing. 
  • Feedback: Giving constructive criticism to help you improve your skills.

Step 3: Apply for your Associate Appraiser license with the Iowa Department of Inspections, Appeals, and Licensing. You will have to pass a background check and pay an application fee. Review application instructions.

Once your application is approved, your Associate Appraiser registration number will be issued via email. At that point, you may begin working under your Certified Supervisory Appraiser. You will need to keep a log of your supervised appraisal experience.

AQB Supervisor/Trainee Course Requirement: Both the Trainee Appraiser and Supervisory Appraiser shall be required to complete a course that, at minimum, complies with the specifications for course content established by the AQB. The course must be completed by the Trainee Appraiser prior to obtaining a Trainee Appraiser credential, and completed by the Supervisory Appraiser prior to supervising a Trainee Appraiser.

According to the U.S. Bureau of Labor Statistics, Iowa is among the top five highest-paying states for property appraisers and assessors, with an annual mean wage of $96,620 for this occupation (2023).1

Salary.com states that residential real estate appraisers in Iowa typically earn between $49,498 and $99,720, and commercial appraisers in Iowa typically earn between $43,466 and $132,002, depending on experience level.2-5

How long does it take to become an appraiser in Iowa?   

Generally, it takes about 1 to 2 years to become a Certified Appraiser in the state of Iowa. The first step—becoming an Associate Appraiser—can be done in as little as a few weeks or months. Then, you’ll need to work under a Certified Supervisory Appraiser for at least 12 or 18 months, complete some additional licensing and certification courses, and pass an exam to become a Certified Residential or Certified General Appraiser.
