In light of increasing attention to lending discrimination and biased appraisals, lenders and AMCs face greater reputational and liability risks. As a critical step in assessing the compliance of valuations with fair housing and lending standards, appraisals must be reviewed for unacceptable neighborhood descriptions, inappropriate language, and possible discriminatory bias. The purpose of this non-credit course is to educate employees and lending professionals about fair lending, fair housing, and different forms of valuation bias. Also covered in this course are code words or terms an appraiser should not use in order to avoid the appearance of bias or discrimination.
