Part I: Understanding the Legacy URAR (1004 Form)

IMPORTANT: This course focuses exclusively on the legacy Uniform Residential Appraisal Report (URAR), also known as Form 1004/70. It does NOT cover the new URAR format or UAD 3.6 requirements.  

In this course we will examine the various sections of the legacy Uniform Residential Appraisal Report (Form 1004) and describe how an appraisal is expected to be communicated on this form. This course provides line-by-line details and includes real-world examples to provide context to each section of the form. As this course is detailed and comprehensive, we split the course into two parts—Part I: Understanding the Legacy URAR (1004 Form) and?Part II: Understanding the Legacy URAR (1004 Form). It is highly recommended that students take both courses to fully understand the legacy Form 1004, a widely used appraisal report form for residential lending. Part I focuses on page 1 of the legacy URAR form, which mainly spotlights the subject property itself and its neighborhood.
