The Basic Appraisal Principles course provides an overview of real property concepts and characteristics, legal considerations, value influences, real estate finance, types of value, economic principles, real estate markets and analysis, and ethics in appraisal. Through theory, case studies, and examples, this course offers practical application of appraisal principles. Drill problems and a short case study allow students to put into practice the techniques presented in the course. An exam is given at the completion of the course for students requesting pre-certification credit. 

This basic appraisal course provides an overview of real property valuation procedures, the approaches to value, and residential applications, This course also explores real property analysis and description, including land and site description, improvement construction, and property inspection. Finally, the course provides an overview of appraisal reporting, including appraisal reporting forms most commonly used by residential appraisers. Through theory, case studies, and examples, the course offers practical application of appraisal procedures. A calculator is recommended. 

This four-hour course is intended to meet the requirements established by the Appraiser Qualifications Board (AQB) of The Appraisal Foundation in its 2015 and 2018 Real Property Appraiser Qualification Criteria. This course addresses the responsibilities and obligations of both the Trainee Appraiser and the Supervisory Appraiser within the context of the Trainee – Supervisor relationship.  It also addresses applicable state and local jurisdictional requirements, as well as an overview of relevant USPAP obligations. Understanding and retention of course concepts are tested throughout the course through periodic assessments (Check Your Understanding quizzes) in each chapter. At the end of each chapter, there is a summative chapter assessment, and finally, at the end of the course, there is a comprehensive online final examination.    

This course will help students gain valuable insight and a working knowledge of the various theories and methodologies for performing residential site valuation and developing the Cost Approach in appraisal practice. Various costing methods will be discussed and applications of the cost approach in residential appraising will be examined. The important distinction between Replacement Cost New and Reproduction Cost New will be discussed, along with an in-depth look at accepted methods for estimating accrued depreciation. An exam is given at the completion of the course in compliance with the qualifying education standards of the Appraiser Qualifications Board.
