This course looks at five specialized areas of appraisal practice:
Appraising 2- to 4-family residential properties
Appraising manufactured homes
Narrative report writing
It is structured to conform to the 2008 Real Property Appraiser Qualification Criteria established by the Appraiser Qualifications Board of the Appraisal Foundation. This course is part of the Required Core Curriculum to become a Certified Residential or Certified General Appraiser. Section 1 begins with a description of three environmental problems that an appraiser may encounter: radon, mold, and lead paint. It also investigates environmental issues such as indoor air pollutants, wetlands, brownfields and indoor air pollutants. Then environmental reporting is addressed. The second and third sections of the course cover how to appraise specialized property types. First, the process of appraising 2- to 4-unit residential properties is covered in detail. Then, manufactured homes are defined, illustrated and the appraisal process for them is detailed. The next section of the course addresses narrative report writing and wraps up the reporting processes for all property types. The final section of the course provides an introduction to green building, and addresses how green features can affect all three of the traditional valuation approaches. There is a required two-hour proctored final examination.

This is one of several courses I have take from McKissock and it was by far the worst. I felt that the information was poorly presented, including chapter quizzes that had questions from previous chapters, many pages of information that was just copied and pasted from other sources with points underlined rather than explained, and some information that was presented in poor order (i.e. showing a resume page and then saying why the are important). I am thankful a class is offered that touched on many issues and allowed me to meet my elective requirements in one class but some more consideration could have been put into the course itself.

At the end of other classes there was a longer summary quizzes that covered all chapters. This class only had end of chapter quizzes. The more review questions available the better to prepare for the proctor test.
