How to become an appraiser in Wyoming
To become a real estate appraiser, the first thing you’ll need to do is become a Certified Appraiser Trainee. As a Trainee, you’ll work under a Certified Supervising Appraiser to gain on-the-job appraisal experience. You will learn the practical application of appraisal principles, including how to inspect properties, conduct market research, identify comparable sales, and write appraisal reports.
Steps to become an Appraiser Trainee in WY
Here’s an overview of the steps you’ll need to take to obtain your Trainee permit:
Step 1: Complete the required education.
You’ll need to pass 79 hours of Wyoming appraisal education, including 75 hours of AQB Basic Qualifying Education courses and a 4-hour Supervisor/Trainee course:
- Basic Appraisal Principles (30 hours)
- Basic Appraisal Procedures (30 hours)
- 15-Hour National USPAP Course or equivalent (15 hours)
- Supervisor/Trainee Course for Wyoming (4 hours)
Step 2: Connect with a Supervising Appraiser.
You’ll need to have a Certified Residential or Certified General Appraiser agree to act as your supervisor during your time as a Trainee. You can begin searching for a Certified Trainee Supervisor while completing the required education in Step 1.
Step 3: Apply for your Trainee permit.

After I become a Trainee, what’s next?
Once you obtain your Appraiser Trainee permit, you can start working and earning money under your supervisor. Meanwhile, you’ll need to fulfill the requirements to become either a Certified Residential Appraiser (i.e., home appraiser) or a Certified General Appraiser (i.e., commercial appraiser).
Which license you choose to pursue is totally up to you. Each has its own education, experience, and exam requirements.

How to become a Certified Residential Appraiser in Wyoming
In Wyoming, Certified Residential Appraisers (or home appraisers) can appraise all 1–4 unit residential properties, regardless of transaction value or complexity. In federally related transactions, they may not appraise real estate wherein a development appraisal/analysis is required.
To become a Certified Residential Appraiser in Wyoming, you must:
- Complete 204 hours of Wyoming appraisal education (includes trainee education)
- Complete 1,500 hours of acceptable appraisal experience in no less than 12 months
- Pass the National Uniform Licensing and Certification Exam for Certified Residential Appraisers
- Meet one of the following higher education requirements:
