How to become an appraiser in Wyoming 

To become a real estate appraiser, the first thing you’ll need to do is become a Certified Appraiser Trainee. As a Trainee, you’ll work under a Certified Supervising Appraiser to gain on-the-job appraisal experience. You will learn the practical application of appraisal principles, including how to inspect properties, conduct market research, identify comparable sales, and write appraisal reports.  

Steps to become an Appraiser Trainee in WY 

Here’s an overview of the steps you’ll need to take to obtain your Trainee permit: 

Step 1: Complete the required education. 

You’ll need to pass 79 hours of Wyoming appraisal education, including 75 hours of AQB Basic Qualifying Education courses and a 4-hour Supervisor/Trainee course: 

  • Basic Appraisal Principles (30 hours) 
  • Basic Appraisal Procedures (30 hours) 
  • 15-Hour National USPAP Course or equivalent (15 hours) 
  • Supervisor/Trainee Course for Wyoming (4 hours) 

Step 2: Connect with a Supervising Appraiser. 

You’ll need to have a Certified Residential or Certified General Appraiser agree to act as your supervisor during your time as a Trainee. You can begin searching for a Certified Trainee Supervisor while completing the required education in Step 1.  

Step 3: Apply for your Trainee permit. 

Apply to obtain your Certified Appraiser Trainee permit by submitting the following items to the Wyoming appraiser board: 

  • Certified Appraiser Trainee Permit Application 
  • Certified Trainee Supervisor Declaration 
  • Course completion certificates 
  • Fingerprints for criminal background check 
  • Copy of birth certificate and driver’s license OR passport 
  • Current photo 
  • Service of Process form (nonresidents only) 
  • Copy of college transcripts (optional) 
  • Required fee

After I become a Trainee, what’s next? 

Once you obtain your Appraiser Trainee permit, you can start working and earning money under your supervisor. Meanwhile, you’ll need to fulfill the requirements to become either a Certified Residential Appraiser (i.e., home appraiser) or a Certified General Appraiser (i.e., commercial appraiser).  

Which license you choose to pursue is totally up to you. Each has its own education, experience, and exam requirements.

Once you are a fully certified real estate appraiser in the state of Wyoming, you can begin to work independently—without the need for a supervisor. You can start your own business as an independent fee appraiser. Or, if you prefer, you can seek full-time employment at a bank, government agency, or large appraisal firm.

2015 AQB Supervisor/Trainee Course Requirement: Both the Trainee Appraiser and Supervisory Appraiser shall be required to complete a course that, at minimum, complies with the specifications for course content established by the AQB. The course must be completed by the Trainee Appraiser prior to obtaining a Trainee Appraiser credential, and completed by the Supervisory Appraiser prior to supervising a Trainee Appraiser.

The Bureau of Labor Statistics lists the mean annual wage of Wyoming property appraisers and assessors as $66,430.1 According to Salary.com, most residential real estate appraisers in Wyoming make between $49,359 and $99,459, and most commercial appraisers earn between $43,330 and $131,625—depending on experience level.2-5  Glassdoor lists the average salary for Wyoming home appraisers as $115,266 and the average salary for Wyoming commercial appraisers as $92,565 per year.6,7
