Organized around the appraisal process, topics can be found sequentially based on when they arise during the appraiser’s work on an appraisal. For example, questions about how to maintain a work file over time will be found near the end just as it occurs in the appraisal process. This makes the document more intuitive and reflective of the appraiser’s day-to-day practice.

Organization
This reference manual is organized into three sections:
- Guide to USPAP-Related Topics
- Advisory Opinions Organized by Appraisal Discipline
- FAQ History: Identifying Numbers and Titles.
The first section, which is the largest and most important section, is categorized into 8 subsections. This section covers topics about which appraisers may have questions and where the answers to those questions reside in the 2020-2022 USPAP publication.
In the second section, Advisory Opinions (AO) from the 2020-2022 USPAP publication are organized into tables according to appraisal discipline as opposed to release date, which is how they are organized in the USPAP publication. Listed with each AO is the section of the USPAP publication they are most applicable to.
The third section outlines FAQ identifying numbers that have changed over the years as a result of the addition of new FAQs in each edition. For instance, in the table below, you can see that the FAQ number related to Value Opinions That Equal Contract Prices has changed from 16 to 28 in the most recent edition. This section is great for finding old FAQs in the current edition quickly and efficiently.
